3 Luxury Rentals test the Market in the Lower East Side

Generally, when you head into the Winter months real estate slows down to a crawl.  People don’t want to bother with cleaning up the place and having open houses when family is in town or they are headed out on vacation, and renters have tried to lock in their leases so they too can relax.  Of course, this is just what I was told over the summer.  Instead we are very busy on the Blumstein Team and have been on a black Friday style spree of getting people situated before the holidays hit in earnest.

To my suprise, 3 more $7,500+/mo apartments are on the market just as we get into the “slow” season.  Joining the 6 other units over $7,500/mo which I wrote about last week are two brand new Penthouses (A and B) at 30 Orchard ($7,990/mo each), and a never-been-rented beauty at 118 Forsyth ($9,875/mo).

So why would 3 high end luxury units come to the market during this down time?   

30 Orchard, designed by Ogawa-Depardon and touted for its beauty in Curbed had been trying to sell Penthouse A for about 18 months before it was taken off the market back in October.  After 40 open houses and what seems to be a refusal to lower the asking price from $2,300,000, the sponsors have decided instead to offer up both penthouses as rentals. The near $8k monthly price tag gets you a ton a space (1488 sqft indoor, 500 sqft outdoor), 2 bedrooms, 2.5 baths, keylock elevator entry and a private roofdeck. 

118 Forsyth apt #2 was last sold in 2007 for $1,500,000.  This is the first time it has been on the market to rent, currently just a scant 4 days.   Beamed cielings and a washer/dryer round out the over 2,300 sqft of space, some if it with radiant heat.   Good to have as you head into the winter!
