The Realty Times just posted an interesting article on preparing one’s house for sale. It more or less posits that you should incorporate all the senses when selling, as an individual inhabits their home with all 5 senses.
We generally can think of aesthetic reasons to change it up – your private photos, ‘unique’ furniture and nick knacks can often be off-putting to a prospective buyer as they want to envision themselves alone in the apartment, not nestled by pictures of your niece in her Zombie Sarah Palin Halloween costume.
Playing to the rest of the senses simply can’t hurt either. For smell the most common though is a plate of fresh cookies, but you don;t really want the bedrooms and bathrooms to smell like that, right? Put a candle in there instead. The Realty Times article makes a great point that you don’t want to disrupt someones attention with a lot of loud noises, so keep music to a minimal background level and keep the windows shut if it is a noisy street.
