Just in time for the holidays where discussions center around big changes in the coming year.  For many, this includes considering the purchase of their first (or a different) home.  Well give me a call and I can help with that!

You may even be interested in the two listings I just brought to the market in late December.  One is a large three bedroom in Morningside Heights overlooking Morningside Park, the other is a duplex in Carroll Gardens in a former church turned co-op.

Original built as the Seaman’s Church in 1856, it was turned into a residential co-op 130 years later in 1986.  As such, most apartments have multiple levels with elevated lofts, duplexes and step ups and step downs to various rooms.

This was very popular in the 80s.  It actually creates a nice homey feeling when you walk into the front door onto a large foyer/landing.  A little bench fits for sitting and taking on or off shoes, and there is room for coats, umbrellas and even a baby carriage.

You step up into a corner living room/dining room, where a large arched window looks out onto quiet Clinton Street.  You are 3/4 of a flight above the street, so it offers privacy and good eastern light despite the entrance being on the ground floor of the building.  The kitchen has been updated a couple times with granite countertops and stainless steel appliances.   There are two airconditioning units/vents through the wall.  The full bathroom is also on this level which was renovated in 2010.

A couple steps down off of the living room take you into the large upstairs bedroom.  There is a ceiling fan and wide closet, and the window is arched as well (though thinner than the one in the living room).   While the closet space is tight for two people, there is plenty of room for furniture and a closet could be built out further as well.

The second bedroom is down half a flight from the foyer.  It has its own half bath that was also renovated in 2010 (so were the floors throughout the apartment).  Here you will find a closet about 15′ long, 2′ deep, and about 7′ high (there is an elevated portion on the bottom that shrinks the height).  However, that is a ton of storage space.  If you go down the last half flight to the bottom foyer (and entrance into the basement), you will find another walk in closet and a small closet under the stairs.  Considering there is also a storage space in the building (included in the monthlies), storage should NOT be a problem.

450 Clinton Street is a great building with solid financials.  There is an elevator, bike storage, private storage units, a parking lot (with a wait list) and a private key access garden for the owners.  It is also pet friendly.  It is located only 2 blocks away from an F/G stop making it very convenient to get to other parts of Brooklyn, Manhattan and Queens.  While Clinton Street is a quiet residential street in this area, Court and Smith streets are 1-2 blocks away and offer plenty of shops, restaurants and banks.  There is a local favorite toy store and a couple public parks within walking distance.
